Manatee County could encounter challenges from the state government in its efforts to halt development.

Manatee County Commissioners are pushing back against recent developments that have increased construction in the area, but face obstacles from state law and developers.

At a recent meeting, the commissioners unanimously voted to repeal a 2021 amendment that facilitated the construction of thousands of new homes. However, this action may conflict with Florida legislation prohibiting counties, including Manatee, from implementing restrictive development regulations until next October.

In 2023, Governor Ron DeSantis signed Senate Bill 250, which places restrictions on 10 counties, including Manatee, affected by Hurricane Ian, preventing them from enacting restrictive growth regulations until October of the following year.

Ryan Ballogg, a reporter for the Bradenton Herald, highlighted the issue, stating, “This is a common trend emerging from Tallahassee, where local governments are increasingly limited in their capacity to shape the future of their communities.”

Ballogg raised concerns about Florida’s future: “Is it going to be dominated by suburban sprawl, or are we committed to preserving green spaces and protecting our environment? When local governments lose their ability to make decisions, it creates significant worries among residents.”

Rapid development in Manatee County has already led to pressing issues such as flooding and congested roadways. The commission is set to reconvene this Thursday to consider increasing fees for developers in the region.
