Investor plans to build car condos off Old 41
A 4.05-acre parcel in Bonita Springs has been sold to an investor who plans to build a luxury car garage storage facility on it. The buyer, Bonita Motor Vault LLC, paid $3 million for the property located at 25411 Bernwood Drive in the Bernwood Business Park. Loyd Robbins from Loyd Robbins & Co., a Sarasota commercial real estate firm, mentions that Ernie Heymann is behind the project. Heymann, an investor known for luxury and workforce multifamily communities, previously converted a 196-unit apartment complex into the San Mirage of Bonita Springs condos. While still in the planning stages, the upscale garages are designed with flood and hurricane protection in mind, each including additional mezzanine space. The climate-controlled units are customizable, allowing owners to add their finishing touches. Located off Old 41 Road, just south of Bonita Isles, the property was previously owned by TPC Bonita Springs LLC, which purchased it for $2.46 million in 2022.

Bagel chain expands into Florida
PopUp Bagels, a northeastern bagel chain, is set to open its first Florida location in Tampa. Scheduled for the first week of September in Kennedy Plaza at 4528 W. Kennedy Blvd., the new shop occupies a space that has been home to a dry cleaner for about 20 years. Jeff Dervech of Dervech Real Estate, representing the landlord, indicated that the franchise owner has spent months updating the premises. The Tampa shop marks the 15th location for PopUp, which has seven in New York, four in Connecticut, and three in Massachusetts. This site was formerly leased by McNatt’s Cleaners, which closed the location about a year ago.
Office building near airport sells at loss
The 176,150-square-foot Fountain Square III in Tampa sold for $27.75 million.
A real estate investment company has acquired a four-story Tampa office building for $2.57 million less than its previous sale price in 2010. The 176,150-square-foot Fountain Square III, located at 4900 Memorial Highway, was purchased for $25.18 million. Previously owned by Net Lease Office Properties, which bought it for $27.75 million, the new owner is Reva Fountain Square 3 DST, with ties to both South Carolina and Virginia. The building, constructed by The Wilson Co. in 1999, is currently leased to J.P. Morgan Chase. CBRE Group represented the seller in this transaction.
Osprey
Tervis executives buy lone remaining retail store
Two executives from Tervis have acquired the brand’s last retail store, located in Osprey, south Sarasota County. Hosana Fieber, former CEO, and Rogan Donnelly, a secondary owner and family member of the company’s founders, purchased the standalone store at 928 S. Tamiami Trail. Although financial terms remain undisclosed, the duo emphasized their purchase coincided with an investor group taking over Tervis. The Osprey store will continue to provide warranty returns and allow for on-site customization of tumblers and water bottles.
Sarasota
Gym plans move to new downtown location
Jefferson Fit, a local gym in Sarasota, is relocating from the Mira Mar building due to impending renovations. The new facility at 1956 2nd St. in the former BB&T building will be significantly larger, at 12,000 square feet. Owner Jefferson Charles stated the move allows for enhanced services and amenities, including infrared saunas, IV therapy, and massage services. The gym has signed an eight-year lease with options that could extend to 20 years. Jefferson Fit will operate at its current location until the new facility opens in early October.
