REIT acquires rehab facilities in Texas, Arizona

Sila Realty Trust, a health care REIT based in Tampa, has completed the acquisition of two inpatient rehabilitation facilities located in Plano, Texas, and Peoria, Arizona, for a total of $70.3 million. While the size and individual sale prices of the centers were not disclosed, Sila emphasized that together they exceed 100,000 square feet of newly constructed and well-utilized rehabilitation space. The Plano facility offers 48 beds and the Peoria facility has 40 beds, both completed in 2023 and leased to Reunion Rehabilitation Hospitals in collaboration with Nobis Rehabilitation Partners. Michael Seton, Sila’s president and CEO, mentioned that these facilities come with long-term leases extending over 20 years. Sila Realty Trust operates as a “pure play” net lease health care REIT with 136 real estate properties and three undeveloped parcels dispersed across 67 markets in the U.S., holding total assets of $2.01 billion as of its latest earnings report in August.

An office building, aged 47 years, in Bartow has been put up for sale. Spanning 8,600 square feet with multiple units, this property is centrally located near the town’s business district at 475 S. 1st Ave., providing easy access to U.S. Highway 98 and State Road 60, facilitating connections to Lakeland and Winter Haven. The building, constructed in 1978 and standing on .69 acres, is zoned C-2, offering businesses maximum operational flexibility. Its listing price is set at $1.1 million, facilitated by Saunders Commercial agents Lauren Ralston Smith and Carly Powell.

Amazon-adjacent land sold for possible industrial development

A 21.38-acre parcel adjacent to Amazon’s new fulfillment center in Fort Myers has been sold for $7 million to a Pennsylvania-based LLC. This land is situated on Lighthard Knott Lane, directly in front of Amazon’s ongoing construction of a monumental 3 million-square-foot center on 189 acres along State Road 82 near Interstate 75. Justin Thibaut, president and CEO of LSI Cos., indicated plans for new industrial development on the acquired land, with timing yet to be determined. He also facilitated the previous $66.5 million sale of 143 acres to Amazon last year.

Grocer reopens store after redevelopment

Publix has inaugurated a new store in Fort Myers, replacing a previously demolished location during a redevelopment phase last year. Spanning 48,387 square feet, this store is now situated in the Daniels Crossing shopping center at Daniels Parkway and Six Mile Cypress. The original store had been a fixture in the area since 1990 and was closed in June 2024. The shopping center is co-owned by The Sembler Co. and Forge Capital Partners, which acquired it for $15.5 million in 2021. Other tenants include Quest Diagnostics, School of Rock, Ducks Donuts, and more.

Firm launches $75 million fund to buy hospitality, multifamily and industrial properties

ERES Capital, based in Sarasota, is set to launch a new equity fund worth $75 million, targeting a total capitalization of $250 million. The ERES Real Estate Fund LP aims to acquire and develop properties in hospitality, multifamily, and industrial sectors across western and southeastern markets, specifically in Montana, Idaho, Colorado, Arizona, Georgia, and the Carolinas. The investment strategy allocates 40% to hospitality, 25% to multifamily, 25% to industrial, and 10% to special purposes, intending to mitigate risks and ensure consistent returns. Previous projects include the Even Hotel Bozeman Yellowstone International Airport and Yellowstone Landing Apartments in Montana.

Venice

Local breakfast-centric restaurant chain to open new location

The Breakfast Company, a beloved Sarasota restaurant, is set to launch a new venue in Venice early next year, specifically at 2996 Executive Dr., near a developing medical office and a TownePlace Suites by Marriott. Slated to open in spring 2025, this 4,000-square-foot restaurant will feature both outdoor seating and a drive-thru. This will be the fifth location for the chain, co-owned by founder Dimitri Syros and manager Shannon Holder. They currently operate in Manatee and Sarasota counties, with a new Rosemary District location opening in April 2025. Leasing for the Venice location was handled by Wendy Crites of Loyd Robbins & Co., although lease details remain undisclosed.
